PMS = Property Management System

- The calendar — who sleeps when in which room, with drag-and-drop moves.
- Bookings — from all sources (Booking.com, Airbnb, your own website, phone) in one list.
- Pricing — base rates, seasons, weekend supplements, length-of-stay discounts.
- Payments — deposits, balance at check-in, refunds.
- Invoices — generated automatically, VAT correctly split, ready for your accountant.

- Housekeeping — which rooms need cleaning today.
- Reporting — occupancy, revenue per channel, tourist tax.
Without a PMS you do all of that with a paper diary, Excel and copy-pasting between extranets. That works — until it doesn't.
PMS, channel manager, booking engine: what's the difference?
Three terms that often get mixed up:
- The PMS is your central administration (see above).

- What happens to my data if I want to leave — do I get a full export?
