No Stripe or Mollie? The payment page then automatically shows guests clear transfer instructions with your IBAN and the booking reference — ideal for private rentals.
Cancel a booking that has already been paid and you can refund the guest in the same window, for the amount your cancellation policy allows. If the guest paid through Stripe or Mollie, the payment provider sends the money back. For Bancontact or a bank transfer, the guest enters their own IBAN and BedFlow checks it for typos; you make the transfer and click "Mark as transferred". If you use Yuki, the refund is matched there against the original payment, so your balances add up.
Ask a refundable security deposit per unit. It is separate from the price: not revenue, no VAT, not on the invoice. The guest pays it before arrival by card or bank transfer. After departure you check the settlement and confirm; paid by card, the money goes back to the same card, otherwise the guest enters their own IBAN and you are notified if they do not. Automatic refunds are possible but off by default.
Register meters per unit for electricity, water, gas or heating oil, with a price per unit and optionally an included amount per night. You or your cleaners enter the reading at arrival and departure, with a photo if you like. BedFlow settles it: deposit minus consumption, minus the tourist tax if still unpaid, minus any damage. Consumption goes on the invoice as a line with VAT; the rest is refunded to the guest.
Incoming payments are automatically reconciled against the right invoice — your books stay correct on their own.
