Getting your B&B found in ChatGPT and other AI search engines: what actually works
More and more guests ask an AI assistant to recommend a B&B instead of searching themselves. What do ChatGPT, Perplexity and Google AI read about your place, what is llms.txt, and which steps make your B&B findable without tricks?

Your B&B gets found in ChatGPT, Perplexity and Google's AI answers the same way it gets found in ordinary search engines: with clear, consistent and findable facts about your place. An AI assistant does not invent a recommendation out of thin air. It reads your website, your Google Business Profile, your listings on booking sites and your reviews, and summarises them. The more consistent and concrete those sources are, the better the chance your B&B appears in the answer. One extra tool is an llms.txt file: a short, factual profile written specifically for AI assistants.
Below you will find how that works and six steps you can take today.
Why this matters now
A guest who used to google "B&B Ghent" and open ten tabs now increasingly types a whole question into an AI assistant: "Find a quiet B&B within cycling distance of Ghent, with breakfast and somewhere to store bikes, for two nights next weekend." The assistant does not return ten blue links but a handful of concrete suggestions. If you are not among them, you do not exist for that guest.
That does not change the basics: if you are easy to find on Google, you already have a head start. But it raises the bar for precision. An AI assistant choosing between a site that says "cosy stay in a beautiful region" and one that says "three rooms, private parking, bike storage, breakfast with local produce, 12 minutes by bike to the centre" will pick the second. It answers the question.
What do AI assistants read about your B&B?
Roughly four kinds of sources:
- Your own website. Provided crawlers can reach it and it says in plain text what you offer.
- Your Google Business Profile and map listings. Address, hours, photos, reviews. How to fill that profile in properly is covered in Google Business Profile for your B&B.
- Booking and review sites. Your listing on Booking.com or Airbnb and what guests write about you there.
- Structured profiles such as an llms.txt file, if you have one.
When those sources contradict each other (a different phone number, "pets welcome" in one place and "no pets" in another), an assistant becomes cautious. It would rather mention a place the sources agree on.
What is llms.txt?
llms.txt is a proposed convention (llmstxt.org) for a simple text file on your domain, for example yourdomain.com/llms.txt. It states in plain text what an AI model should know about your site, without having to dig through menus, sliders and cookie banners. It is not an official standard and not a guarantee of being mentioned, but it is a cheap way to put your facts in a form an AI assistant reads easily.
For a B&B the content is obvious: name, location, rooms and capacity, facilities, contact details and the link to book direct.
Six steps that genuinely help
1. Write your description the way guests ask questions. Not "charming place to stay", but the words someone says to an assistant: number of rooms, private wellness, EV charger, dogs welcome, 15 minutes from town, breakfast included. What is not in text on your site, an assistant cannot recommend.
2. Keep your facts identical everywhere. Name, address, phone number, check-in times, pet policy: the same on your site, your Google profile and your OTA listings. Lining them up once a season is enough.
3. Answer the questions guests really ask. A short FAQ on your site (parking, late arrival, children, bikes) is worth its weight in gold. AI assistants often reuse those sentences almost word for word.
4. Do not block AI crawlers without a reason. Some website builders or security plugins block bots such as GPTBot, OAI-SearchBot or PerplexityBot by default. Check your robots.txt or ask your web builder. What is blocked cannot be cited.
5. Collect and answer reviews. Recent, concrete reviews ("quiet room, fantastic breakfast, the owner gave great cycling tips") are exactly the kind of evidence an assistant relies on. See also getting more reviews.
6. Make sure there is a direct booking link. An assistant that recommends you likes to point to a place where the guest can book straight away. If that is your own booking page, you pay no commission. The classic side of findability is covered in making your B&B website findable on Google.
What BedFlow PMS does for you here
In BedFlow PMS every active property automatically gets an llms.txt profile. It contains only facts from your own data: name, location, facilities, rooms with capacity, contact details and your direct booking link. On top of that comes a live availability summary for the next eight weeks, refreshed every 30 minutes. So an assistant can say not only that you exist, but also when you still have space.
If you use the BedFlow PMS mini-site on your own domain, the profile is automatically available there as /llms.txt, together with a robots.txt that points to it. If you have your own website, your web builder can forward /llms.txt to your BedFlow profile. How that works and which fields improve the profile is explained in the guide AI discoverability and llms.txt.
The profile is only as good as the data you enter. So fill in your search engine description and your facilities completely, using the words your guests use.
What not to do
- No invented claims. "Best B&B in Flanders" convinces no AI model, and a guest who finds something other than promised will write a review about it.
- No keyword lists. A block reading "B&B Ghent cheap luxury romantic wellness" does not help; an ordinary sentence that is true does.
- No separate "AI page" with different information from your site. One set of facts, the same everywhere.
In short
AI discoverability is not a new trick but good findability with more emphasis on precision. Put your facts in concrete text, keep them identical everywhere, let AI crawlers in and offer a direct booking link. An llms.txt profile makes it even easier for an assistant.
