Different settings per unit

Renting out several homes or units under one property? They often differ in more than just the price: one house is ready at 3 pm, the other only at 5 pm; one unit has a stricter cancellation window; the final cleaning doesn't cost the same everywhere. For all those cases you can override the property setting per unit. Leave a field empty and the property value simply applies — so you only fill in the exceptions.
Own address and unit type
Renting out several vacation homes at different addresses under one property (e.g. two houses in the same town)? Then set per room type:
- Unit type — choose what the unit is: vacation home, apartment, studio, room or suite (the options follow your property type). A self-contained unit (vacation home/apartment/studio) automatically behaves correctly: no breakfast questions for the guest — even under a B&B property with breakfast — and by default a flat home price (2 or 16 guests, same price) unless you set price modifiers yourself.
- Address, postcode and city (unit override) — empty = the property address. Filled in, the unit's own address appears everywhere it matters: in the confirmation and pre-arrival emails (variable
unitAddress), on the mini-site (📍 with a map link per home), on the widget map, in the house manager digest (📍 per arrival/departure) and in the structured data for Google (each home as its own accommodation with its own address).
Check-in and check-out times per unit
- Go to Manage → Room types and open the unit
- In the section Check-in & check-out (unit override), fill in the deviating times: check-in from, check-in until and/or check-out before
- Save — empty = the property's times
The guest automatically sees the correct times for the unit they booked:
- in the confirmation and pre-arrival emails and the pre-arrival WhatsApp message
- in the booking widget as soon as they select a unit
- on the guest portal (including the window within which a check-in request counts as "normal")
- and your house manager sees them in the house manager digest
Cancellation window per unit
You normally set the free-cancellation window per property (Settings → Cancellation policy, in hours — 6 weeks = 1008 hours). If one unit deviates, fill in the field Cancellation window (hours, unit override) on the room type form. When booking that unit, the widget automatically shows the correct window.
Products per unit
You link products (final cleaning, linen, breakfast, …) to the units they apply to:
- Go to Manage → Products and open the product
- In the section Applies to these units/rooms, tick the right units
- Does the price differ per unit (e.g. final cleaning €80 vs €120)? Then create a separate product per price and link each to its own unit(s)
Combined with Mandatory on every booking, BedFlow automatically charges the right cost on every booking of that unit — the guest can't untick it (see also BedFlow for vacation homes).
What you don't (yet) set per unit
- Prices per unit are managed via Rate management (each unit has its own calendar)
- Turnover days and min. nights per unit live under Restrictions
- The meal plan can be set per unit via the Meal plan field on the room type
